Threats


The project, entitled “Seven Peaks,” has been proposed for the southern Shawangunks. The Seven Peaks property envelops 650 acres of the Shawangunks as it drapes over the ridge top and proceeds down the eastern flank as well as part of the western slope. (please refer to map)

This venture incorporates 3 phases: Phase I entails building a gated community with forty-nine 8500-square- foot (6 bedrooms, 7+ baths), $8 million houses on 5-acre or larger lots. Phase II comprises a 200-room hotel, conference center, spa and restaurants. Phase III involves further residential development on parcels of 17 and 10 acres.

Notably, this proposal’s environmental review must scrutinize Seven Peaks’ impact at full build-out (all 3 phases). Analyzing only one phase at a time is “segmentation,” a State Environmental Quality ReviewAct (SEQR) violation.

The DEC rescinded its intent to be lead agency, leaving the Mamakafing Planning Board to fulfill that role.

Obviously any large-scale venture proposed for the ridge top should have to undergo the highest degree of environmental review. We will monitor all relevant events and intercede when necessary to ensure that the Basha Kill Wildlife ManagementArea and the Shawangunk ridge receive the utmost protection.

Basherkill Subdivision

As readers will recall, this is a Shawangunk Ridge major development located on almost 700 acres of the western ridge, bordered by County Route 61, Route 211, and Port Orange Road. The DEIS is available at the Town’s Building Department and may also be viewed online by visiting www.townofdeerpark.org. Click on “Planning Board” and scroll down to Basherkill Subdivision. Presumably the applicant is still working on the Final EIS.

This proposal entails 354 residential units (townhouses and single-family homes) on lots ranging from ¼ to 1½ acres, along with a “commercial retail component.” A small portion of the Basha Kill Wildlife Management Area borders this property, while the Basha Kill (“Basherkill”) itself meanders through the entire western section of the proposed development and is prone to flooding. The D&H canal is nearby and steep slopes abound. It is a bad, bad plan!

In conclusion, the BKAA will assume a lead role in reviewing this FEIS and in formulating related advocacy strategies. To start, we again hired the team of David Clouser, engineer, Dr. Katherine Beinkafner, hydrogeologist, and Spider Barbour, ecologist, to scrutinize the DEIS and comment at the public hearing. Fortunately, substantial engineering study costs have been borne by an extremely generous grant of $7000 to BKAA from the Shawangunk Ridge Coalition. Nevertheless, BKAA is responsible for paying remaining engineering fees as well as hydrogeologist and ecologist charges.

Please get involved! This project will produce terrible impacts upon the Basha Kill and Shawangunk Ridge, while negatively influencing the economic health of town and area residents.
